Preconstruction Manager - Commercial Construction

Location: Charleston, SC

Salary: Up to $140,000 + Bonus + Comprehensive Benefits

A premier General Contractor in the Charleston market is seeking a strategic and detail-oriented Preconstruction Manager to lead the estimating and bid development process for a diverse portfolio of commercial projects.

This role is critical in shaping project success from the very beginning, working on a range of project types including Retail, Multi-Family, Hospitality, Warehouse & Distribution, Federal & Military, and Mixed-Use developments. Project values range from $30M to $100M+.

Responsibilities:

• Lead the entire preconstruction process from initial project conception through to final bid submission and handover to operations.
• Prepare accurate and competitive conceptual, schematic, and design-development cost estimates.
• Manage and coordinate the efforts of the preconstruction team, including estimators and MEP coordinators.
• Develop detailed project budgets, schedules, and value-engineering solutions.
• Solicit, evaluate, and level subcontractor and supplier bids to ensure comprehensive coverage.
• Serve as a key point of contact for clients, architects, and engineers during the design phase.
• Lead client and design team presentations, effectively communicating cost data and project approach.
• Identify potential project risks and opportunities during the preconstruction phase.
• Collaborate with operations teams to develop winning project strategies and constructability reviews.
• Prepare and negotiate GMP (Guaranteed Maximum Price) proposals.

What We’re Looking For:

• Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field.
• At least 7 years of experience in a Preconstruction, Senior Estimating, or similar role within commercial construction.
• Proven experience with a variety of project delivery methods (Design-Build, CM at Risk, Hard Bid).
• Advanced proficiency in estimating software (e.g., WinEst, Sage, HeavyBid) and MS Office Suite.
• Exceptional analytical, negotiation, and presentation skills.
• Strong understanding of building systems, construction methods, and current market costs.
• Excellent ability to read and interpret architectural and engineering drawings and specifications.
• A team-oriented leader with the ability to manage multiple deadlines in a fast-paced environment.
